Buyer's agent costs

 

Our Service ...

The service we provide as buyer's agents includes …

  • Briefings – a number of meetings and conversations with you to narrow down the specifics of properties that are suitable for you situation.

  • Research - on the areas you are interested in purchasing in

  • Searching – searching for properties that fit your requirements

  • Real estate agent liaison – contacting our extensive list of agents in search of early listings and silent listings

  • Site Visits – to see properties first hand to ensure they are suitable

  • Negotiation – active contract negotiation on your behalf when a suitable property is found. Our local knowledge of prices and the industry can potentially save you many tens of thousands of dollars.

  • Finalising – working with you, the agents, and the vendors to reach a quick and acceptable agreement on your behalf

  • Auction attendance – advising or attending and bidding at auction on your behalf (addition fee service)


Fee structure

  • Upfront fee - upfront engagement fee at commencement of $1800 + gst

  • Success fee - at property purchase of between 1% - 2% of the cost price (dependent on cost price). If your property is being bought for investment, there may be ways to structure our fees for tax effectiveness. With some purchases, there may be the potential for rebates if an estate agent conjunction fee is payable to us.

  • Flexible - note our service is flexible ... so rather than Home Loan Advice Centre conducting your entire search, due diligence, price negotiations etc, you may prefer to conduct various parts yourself. Please call us to discuss so we can tailor our service and costs to what you want.

 

Locations - please note our buyer's agents service is only available in certain areas of Sydney. Current serviced areas include within ~15kms of Sydney cbd including Sydney eastern suburbs, lower and upper north shore, Manly and northern beaches, inner west, inner south.
